Real Estate Pre-Licensure for Salesperson Course

Real estate sales agents play a crucial role in facilitating property transactions. They assist sellers by advising on pricing and preparing properties for sale, while also helping buyers find suitable homes within their criteria. Agents act as intermediaries, negotiate on behalf of clients, and guide them through paperwork and closing processes. Their expertise ensures smoother transactions and informed decisions for both buyers and sellers.  Agents must work under the supervision of a real estate broker and split commissions with them. 
 
 
To sell real estate in West Virginia, the West Virginia Real Estate Commission (WVREC) requires applicants to complete 90 clock hours, equivalent to 6 college credit hours, in a course(s) approved by the Commission and offered by a Commission-approved Provider.   BridgeValley is an approved provider.  To enroll in the course, students must be 18 or older and have a high school diploma or GED.
 

Course Details

Cohorts begin twice a year, usually in mid-January and mid-August.  The course is 100% online and lasts 15 weeks.  You must score 70% or higher to receive a certificate of completion at the end of the course.  This certificate must be provided to the WVREC to take the licensure exam.  Pre-licensure courses are valid for 5 years upon the date of completion.

One, 90-clock-hour course is offered and contains each of the following topics:

Real Estate Principles and Practice

  • 30 clock hours
  • Covers property types, laws, government powers, ownership, brokerage, contracts, and fair housing.

Real Estate Law

  • 20 clock hours
  • Covers land description, transfer of titles, title records, contracts, taxes and liens, and WV Real Estate License Act and Legislative Rules.

Real Estate Finance

  • 20 clock hours
  • Covers financing, government involvement, closings, RESPA, MDIA, land use controls, and property development.

Real Estate Appraisal

  • 20 clock hours
  • Covers appraisal concepts, leases, property management, environmental issues, and transactions.  

 

Independent Certification

BridgeValley Community and Technical College is the State's only online provider of WVREC-approved real estate courses.   Additionally, courses are certified by ARELLO (the Association of Real Estate License Law Officials) which provides an independent review and evaluation of the licensing examinations and the program methodology used in developing and maintaining the examinations.  The first-time passage rate of the state and national salesperson licensure is 100%.

 

Cost:

The cost for the course is $625 + textbook/materials. 

  • Self-Pay: Cash, check, or credit card are accepted. Contact the Cashier’s Office at 304.205.6602.  Payment can be made over the phone.
  • GI Bill: If you are a veteran and/or receive veteran’s education benefits, contact BridgeValley’s Office of Veteran’s Services (304.205.6609).
  • Financial Aid: Complete the FAFSA (Free Application for Federal Student Aid) form before proceeding to the HEAPS (Higher Education Aid for Part-Time Students) Workforce Grant application. Select the FAFSA for the correct academic year and add BridgeValley as one of your schools (BridgeValley school code is 040386).

Once the FAFSA is submitted, you can proceed with the HEAPS application for the Workforce Grant financial aid.

Career Outlook and Salary

Overall employment of real estate brokers and sales agents is projected to grow 3 percent from 2022 to 2032, about as fast as the average for all occupations.  About 51,600 openings for real estate brokers and sales agents are projected each year, on average, over the decade. The average salary for agents in West Virginia is $70,540. (Bureau of Labor Statistics)
